Pacific Housing Market Update: Slower Sales and What They Mean for Buyers, Sellers and Investors
By iRealtySolutions | October 15, 2026
Home sales have slowed across much of the Pacific region, but prices and conditions tell different stories from one market to the next.
HUD’s Second Quarter 2026 Pacific Region Report, covering California, Nevada, Arizona and Hawaii, shows fewer sales, modest regional price growth and a small increase in mortgage distress.
For homeowners, buyers and investors, the practical takeaway is straightforward: make decisions using the conditions around your property, including its price range, condition and competition.
Home Sales Slowed Across the Region
During the 12 months ending May 2026, approximately 557,300 homes sold across the Pacific region, down 3% from the previous year.
Several markets experienced larger declines:
Market
Change in home sales
Las Vegas–Henderson–North Las Vegas
−10%
Nevada statewide
−8%
Riverside–San Bernardino–Ontario
−7%
San Jose–Sunnyvale–Santa Clara
−5%
California statewide
−3%
Los Angeles–Long Beach–Anaheim
−2%
These figures compare rolling 12-month periods. They are not single-month sales results.
HUD described most major sales markets in the region as balanced during the second quarter. Las Vegas was the exception, with conditions classified as soft.
For sellers, that makes accurate pricing and a clear marketing plan especially valuable. Reviewing the competition, responding to buyer feedback and addressing financing obstacles can help keep a listing moving.
Slower Sales Did Not Mean Prices Fell Everywhere
The region’s average home sale price increased 2% to $828,200, although growth slowed from 4% a year earlier.
Average prices increased:
3% in Nevada
2% in California
3% in Arizona
Local results varied considerably. Sacramento’s average price declined approximately 1%, while San Jose’s increased 13%.
These are average sale prices, not median prices. Changes in the mix of homes sold can influence the average, so a regional increase does not establish that an individual property gained value.
A useful pricing review starts with nearby comparable sales, current competing listings and the property’s actual condition.
Mortgage Distress Increased Slightly
The regional share of seriously delinquent mortgages and bank-owned properties rose from 0.7% in May 2025 to 0.8% in May 2026.
HUD defines seriously delinquent mortgages as loans that are 90 or more days overdue or in foreclosure. Bank-owned properties are also known as REO.
The regional measure remained below the 1.2% national rate.
This was a modest increase, but it reinforces the value of addressing mortgage problems early. Homeowners who experience a loss of income, increased expenses or difficulty making payments should contact their mortgage servicer to discuss available assistance.
Selling may also be an option. Whether a traditional sale or short sale makes sense depends on the home’s value, selling costs, mortgage balances and the homeowner’s circumstances.
A short sale requires the necessary lender approvals. Listing a property does not, by itself, confirm that a foreclosure sale has been postponed.
Rental Conditions Deserve a Closer Look
HUD also identified softer apartment conditions in Las Vegas and Phoenix during the second quarter of 2026.
Las Vegas apartment vacancy reached 9.5%.
Phoenix apartment vacancy reached 8.8%.
Average apartment rents declined approximately 2% in both markets.
These figures describe stabilized apartment properties covered by the report. They do not represent every rental property or establish the achievable rent for a particular single-family home.
For investors, they are a reason to examine the assumptions behind a purchase carefully:
What are comparable properties actually renting for?
Are competing landlords offering concessions?
How long might the property remain vacant?
What repairs and ongoing expenses should be included?
Does the investment still work with a lower rent or longer vacancy?
Use current local rental comparisons when evaluating a specific property.
Homebuilding Activity Also Slowed
Single-family home permits across the region declined approximately 4% year over year during the second quarter of 2026.
Nevada’s decline was more pronounced:
Statewide single-family permits fell 29%.
Las Vegas metro permits fell 35%.
Permits measure planned construction activity; they are not completed homes or available inventory. Still, they provide context for understanding how future supply may change.
Buyers comparing new construction with resale homes should evaluate the full purchase cost, including financing terms, incentives, upgrades and expected ownership expenses.
What This Means for Your Next Move
If You Are Selling
Start with a current review of comparable sales and competing listings. Price for your property’s condition, prepare it for showings and establish a plan for reviewing results.
If activity is weak, examine the price, presentation, access, condition and buyer feedback together.
Depending on the property and seller’s goals, additional marketing options—including online auction exposure alongside an MLS listing—may also be worth discussing.
If You Are Buying
A softer market may provide negotiating opportunities, but those opportunities vary by neighborhood and price range.
Compare the asking price with recent sales, investigate condition and consider the total cost of financing and repairs.
If You Own Investment Property
Recheck your numbers using realistic rent, vacancy, maintenance, insurance, tax and financing assumptions.
If you are considering selling, compare the expected net proceeds with the cost and risk of continuing to hold the property.
If You Are Having Trouble Making Payments
Contact your mortgage servicer early and ask about assistance options. A property-value and selling-cost review can also help you understand whether selling could protect remaining equity.
If the expected proceeds will not cover the mortgage debt, ask whether a short sale may be available. Obtain appropriate legal and tax advice before agreeing to terms that could affect your remaining debt obligations.
